The District at Ten Mile: Meridian's New 222-Acre Mixed-Use Development |
Major retailers and residential units set to transform the Treasure Valley landscape |
Meridian, Idaho, is on the brink of a significant transformation with the groundbreaking of The District at Ten Mile, a sprawling 222-acre mixed-use development poised to become a central hub for business, shopping, and living in the Treasure Valley.
Located near the intersection of Interstate 84 and Ten Mile Road, this ambitious project is spearheaded by Ahlquist Development. The development aims to blend retail, office spaces, and residential units, catering to the region's rapid growth and evolving needs.
One of the most anticipated additions is a 148,000-square-foot Target store, marking the retailer's first location in Meridian and the fourth in the Treasure Valley. This store is expected to open its doors in May 2027, offering residents a convenient shopping destination.
Fitness enthusiasts can look forward to a new Life Time Fitness center, described as a "mothership" concept. This facility will span over 100,000 square feet and include indoor and outdoor amenities such as sports courts, a pool deck, a kids' area, a café, a lounge, and a bistro. The fitness center is slated to open by the end of 2027.
The District at Ten Mile will also feature a variety of dining options, including popular chains like In-N-Out, Panera Bread, Taco Bell, Zao Asian Café, Handel’s Homemade Ice Cream, and Mo' Bettahs. These establishments are expected to open alongside Target in May 2027, providing a diverse culinary experience for the community.
In addition to retail and dining, the development plans to include two hotels—a Hilton and a Hyatt—as well as approximately 1,800 residential units, comprising apartments and townhomes. This mix aims to address the housing demand spurred by the area's rapid population growth.
Infrastructure improvements are integral to the project's success. The Ada County Highway District has been actively involved in planning to accommodate increased traffic, with measures such as road widening, new turn lanes, and smart traffic signaling systems. Additionally, projects like the Linder Road overpass over I-84 and the State Highway 16 corridor are expected to alleviate congestion in the area.
Community leaders and developers celebrated the groundbreaking on May 5, 2026, marking the commencement of construction. The project is set to unfold in phases, with more announcements anticipated in the coming months.
As the District at Ten Mile takes shape, it promises to redefine Meridian's landscape, offering residents and visitors a vibrant destination that seamlessly integrates shopping, dining, fitness, and living spaces. |
